Neighbourhood Spotlight: The 3rd Bench



If you’re looking for a family-friendly neighbourhood with big yards, mountain views and quick access to outdoor adventures, the 3rd Bench in Princeton might be your next happy place. Tucked on one of Princeton’s three tiered plateaus (the “Benches”), this area mixes solid family homes, quiet streets and easy access to the town’s parks, schools and services. 

What kind of housing will you find?

Mostly single-family homes (many 3–4 bedroom layouts) built between the 1960s and 1980s featuring practical floor plans, roomy lots, and the occasional renovated “executive” home. Some sections (the “Mine Subdivision”) were originally built for mine workers in the 1970s and have simple and functional floorpans for families and more affordable non-strata townhomes that are perfect for first time buyers.  Listings range from modest homes with minimal updates, to renovated single family homes, some with suites or in-law spaces, so there’s variety for buyers seeking affordability or upgrades. 3rd Bench residents are minutes away from a wealth of outdoor options. The neighbourhood includes a municipal park, and Lion’s Park featuring a basketball court and playground. A hiking trail offers access to Tulameen River and KVR Trail for enjoyable walks through town and cooling down on hot summer days. Downtown amenities are also within walking or biking distance.


Schools

The Vermilion Forks Elementary School (SD 58) sits in the middle of the 3rd Bench neighbourhood, offering a family-friendly school catchment for grades 4-7. John Allison Elementary (grades K–3) and Princeton Secondary (grades 8–12) serve the other age groups in the community. 

Health services

Princeton General Hospital and Ridgewood Lodge senior care also resides in the neighbourhood. This facility provides community hospital services and a 24-hour emergency department as part of Interior Health. A big plus for families and retirees who want nearby medical care. 



Market Snapshot

Princeton’s small town market has been active. Market reports in 2025 showed average/median home prices in the $500K–$600K range but specific 3rd Bench prices will vary by lot size, updates and location. Recent notable sales in 2025 include:
